If you are an artist, get noticed by hanging your pictures in local restaurants. Then, volunteer one afternoon a month to teach at the children's hospital.

If your best tenants appreciate living in your well-maintained building, encourage them to recommend other great tenants.

Yes, there is a universal human law of reciprocity. When you give something to someone, that person feels obligated to give something back. It could be media attention. It could be a testimonial letter. It could be a heartfelt "Thank you."

Everything passes from old hands to young. Maybe, that older landlord you befriend will be receptive to your offer when it is time for her to sell?

The bottom line is that when you give freely with positive intent, you don't have to worry about the benefits. The benefits come. Yes, stay active and involved because you are needed.
